The Director of Building Operations is responsible for scheduling, planning and overseeing the employees engaged in building maintenance and event set up/break down on a daily basis. The Director will develop Back of House (BOH) budgets matching staffing to event needs in the most efficient manner. The Director will also collaborate with Facilities Department heads to develop annual capital project budgets, develop event estimates, provide quarterly project spending updates, properly code invoices for accurate accounting, and follow projects through completion assuring adherence to budgets.
The Director will interface with the Kia Forum Production Department and other department heads as necessary to ensure that the Facilities Division is providing the highest level of service. The position collaborates with internal and external clients to develop manpower scheduling requirements while minimizing labor expenses for each event. The Director will work with the Vice President of Production to prioritize daily event needs and orchestrate activities to maximize labor productivity.
The position includes oversight of facility maintenance and event set-up while ensuring the optimal guest and client experience. This position has oversight of six (6) full time employees, up to 30 part-time operations crew members as well as contracted custodial staff and any maintenance work requested.
This position has direct supervision over Uniform Distribution for the Operations Crew Members, Facility Maintenance Team Members, Food & Beverage Staff, Crowd Management and Custodial vendors.
This position is additionally responsible for understanding the Operations and Housekeeping requirements for all arena concerts, and all other events (boxing, wrestling, trade shows,) and will manage appropriate staffing levels based on the specific needs of each event.
The Director will assist with preparation of the operations budget totaling over $1million annually of capital and operating expenses. In addition to preparing the budgets, the Director will also be engaged daily with the production and building operations managers to assure labor and expenses are being managed to these budgets (operating and event).
The scope of this position encompasses a 24 hour, 7 day a week operation with the transition of daily events, multiple unions, work rules and jurisdictions.
Principal Duties and Responsibilities - Working with other departments and divisions. Collaborate with Kia Forum departments to develop EVC budgets on quick turn-around for bookings as well as follow-up Final EVC’s once event is booked and requirements are set.
- Oversee the management of the internal and external labor expenses for building operations along with managing the department within parameters of the overall operating budget as well as each individual event budget.
- Oversee the daily operations of the Custodial Vendor.
- Supervise uniform distribution, collection, and cleaning of approximately 1,000 uniform pieces per week. This includes all uniform needs of the facility (Food and Beverage, Security, Ushers, Building Operations staff, etc.)
- Track costs against budgets for both events (load up/set-up/event/load out) and departmental operations budgets (repairs/maintenance). Make necessary changes in process/ procedures/ scheduling to assure labor and event expense continue to track to each event budget.
- Develop and/or approve all staffing schedules to assure efficiency in labor calls for both event requirements and maintenance functions. Monitor facility condition and plan; organize/assign work for trade labor in a cost-conscious manner, while seeking highest level of service to guests, clients, and other building occupants.
- Working with department heads, initiate, budget, plan and oversee building operations capital improvements assuring adherence to schedules and budgets thru completion. Compile scope of work and initial project cost estimates for annual capital improvement budget process. Track Capital Improvement project spending.
- Responsible for developing, maintaining, and implementing preventative maintenance programs for all building event related equipment including staging, arena & theater seating, theater curtain systems, material handling equipment. Engage outside vendors as necessary to make necessary repairs or complete service.
- Responsible to seek “best practices” to maintain a first-class facility, delivering superior service to internal and external clients. Attend necessary training and spearhead initiatives that foster a ‘zero tolerance’ for downtime.
- Responsible for coordinating event related building operations for non-union labor related to event set-ups/installation, day of event execution and the subsequent event load out.
- Continuously review departmental needs and make recommendations on employee training, maintenance, and special projects with a goal of ensuring the highest client satisfaction and guest experience.
Requirements
- Four-year degree education or an equivalent combination of education and experience is preferred.
- In-depth knowledge of building and facility management.
- 10 years of Facility Management experience dealing with multiple events in a time sensitive environment.
- Excellent communication skills with all levels of the organization.
- Ability to demonstrate success in managing multiple tasks while under tight deadlines and financial constraints.
- Conflict resolution.
- Ability to plan, develop, analyze, and manage expenses to departmental P&L’s, Operating and Capital budgets. Proficient in understanding and participating in the financial reporting process for a Fortune 500 corporation (forecasting spending, cash flow, and identification of potential departmental risks and opportunities).

Compensation:
The target salary range for this role is $110,000 to $120,000 per year.
